DETACHED BARN FOR CONVERSION, PICTURESQUE RURAL VALLEY, ENJOYING PEACE & SECLUSION, FULL PLANNING CONSENT TO CONVERT TO 2 SEPARATE RESIDENCES, APPROX 3 ACRE PADDOCK

DESCRIPTION This substantial detached stone / cob Devon barn is situated in a most picturesque rural valley just a few minutes drive along a pretty country lane approximately 1.5 miles from Crediton. The barn enjoys much peace and seclusion, being approached down a long concreted driveway which also serves The Roundhouse Barn (also being offered for sale at the time of writing), and an old Devon farmhouse (Higher Hollacombe).

The Longbarn has the benefit of full planning permission to convert into 2 separate residences, although it may be possible to create one extremely large property if desired, of course subject to planning consent.

Adjoining the garden is a paddock which is estimated to extend to approximately 3 acres. The paddock slopes up to the south and levels out at the top where tremendous 360 degree panoramic views of the adjoining undulating Devon hills can be enjoyed.

With current government policy now seemingly precluding residential development of this kind in rural areas, The Longbarn could possibly be one of the last barns in the area with full planning permission to convert, and we therefore urge an early inspection to avoid any disappointment!

PLANS AND CONDITIONS

A full copy of the plans and schedule of conditions are at the agents offices in Crediton. Please call in advance to advise us if you would like to inspect the plans.

CREDITON is an old Mid Devon market town with a wealth of history, being situated just 7.5 miles north-west of the Cathedral City of Exeter with the M5 motorway some 3 miles further on. The town is surrounded by unspoilt farmland in an area of great natural beauty. There is a regular daily bus service to Exeter plus train service to Exeter and Barnstaple and a local town bus which covers most urban areas. The town is most famous for its ancient parish church and for being the birthplace of St Boniface in 680 AD. It has excellent schooling facilities at both senior and junior levels and a sports and leisure centre incorporating a superb new swimming pool. The town has an excellent selection of shops including a Somerfield supermarket.

DIRECTIONS From the centre of Crediton proceed towards the upper end of the High Street continuing into Western Road. Turn left before leaving the town (just past the hospital) into a lane, Proceed down the hill for about 1/10 of a mile, and take the first right just before Chiddenbrook Doctors Surgery. Proceed up the hill leaving Crediton, through "Cromwells Cutting", staying on this country lane for 1.5 miles. Turn right into a private concrete driveway, and follow the lane down the hill until arriving at Higher Hollacombe.

DIMENSIONS

The barn has overall maximum dimensions of 85' x 17' (25.91m x 5.18m) This gives an approximate size to ground and first floors of just under 3000 square foot.

The open fronted structure adjoining the front of the barn is to be removed as part of the planning consent.

The approved plans show the barn divided into a pair of 2 and 3 bedroomed houses, each having en-suite facilities.

OUTSIDE

There is a large courtyard to the front which is shown as gardens and parking on the plans. Adjoining the western boundary is a good sized triangular shaped GARDEN extending to approximately 60' (18.29m), and enjoys lovely views up the valley.

Not shown in the approved plans is a REAR GARDEN approx 65' x 20' (19.81m x 6.1m) and adjoining GARAGE 16'2 x 9'9 (4.93m x 2.97m) which the current owners have acquired since obtaining the planning consent. There is a newly erected timber fence dividing the rear garden from Higher Hollacombe Farmhouse to the north.

There is an ADJOINING PADDOCK to the south (which forms part of a much larger field - further land could be purchased by separate negotiation if desired). The area included within the asking price is estimated to extend to approximately 3 ACRES. The land slopes up to the south and levels out at the top where tremendous 360 degree panoramic views of the adjoining undulating Devon hills can be enjoyed. The area of land is indicated by stakes.

SERVICES

Mains water is available very close by. Mains electricity is already connected. Drainage to be by septic tank in conjunction with The Roundhouse Barn.
