SUPERB DEVELOPMENT OPPORTUNITY - Attractive detached stone / cob Devon barn with round house set in gardens and paddock to almost 1 acre, in a most picturesque and secluded rural valley within just a few minutes drive from the town
DETACHED BARN WITH PLANNING PERMISSION FOR CONVERSION, PEACEFUL LOCATION, GARDEN & PADDOCK - APPROXIMATELY 1 ACRE
DESCRIPTION This most attractive detached stone / cob Devon barn is situated in a most picturesque rural valley just a few minutes drive along a pretty country lane approximately 1.5 miles from Crediton. The barn enjoys much peace and seclusion, being approached down a long concreted driveway which also serves The Longhouse Barn (also being offered for sale at the time of writing), and an old Devon farmhouse (Higher Hollacombe).
The Round House Barn has the benefit of full planning permission to convert into a detached single dwelling and enjoys lovely views down through the valley.
Adjoining is a paddock, and together with the garden is estimated to extend to almost 1 acre. The paddock runs along a pretty country stream, being mainly level by the stream, and sloping up towards the driveway to the south.
With current government policy now seemingly precluding residential development of this kind in rural areas, The Round House could possibly be one of the last barns in the area with full planning permission to convert, and we therefore urge an early inspection to avoid any disappointment!

PLANS AND CONDITIONS A full copy of the plans and schedule of conditions are at the agents offices in Crediton. Please call in advance to advise us if you would like to inspect the plans.
CREDITON is an old Mid Devon market town with a wealth of history, being situated just 7.5 miles north-west of the Cathedral City of Exeter with the M5 motorway some 3 miles further on. The town is surrounded by unspoilt farmland in an area of great natural beauty. There is a regular daily bus service to Exeter plus train service to Exeter and Barnstaple and a local town bus which covers most urban areas. The town is most famous for its ancient parish church and for being the birthplace of St Boniface in 680 AD. It has excellent schooling facilities at both senior and junior levels and a sports and leisure centre incorporating a superb new swimming pool. The town has an excellent selection of shops including a Somerfield supermarket.
DIRECTIONS From the centre of Crediton proceed towards the upper end of the High Street continuing into Western Road. Turn left before leaving the town (just past the hospital) into a lane. Proceed down the hill for about 1/10 of a mile, and take the first right just before Chiddenbrook Doctors Surgery. Proceed up the hill leaving Crediton, through "Cromwells Cutting", staying on this country lane for 1.5 miles. Turn right into a private concrete driveway, and follow the lane down the hill until arriving at Higher Hollacombe.
DIMENSIONS
ROUND HOUSE 22'9 x 19'4 (6.93m x 5.89m) (maximum)
MAIN BARN 28'1 x 18'2 (8.56m x 5.54m)
The 2-storey accommodation is planned to contain 2 double bedrooms, living room, dining room, kitchen breakfast room to the single storey round house, and a bathroom. In the opinion of the agents, it may be possible to create 3 bedrooms instead of 2 but this of course would be subject to planning.
OUTSIDE
GARDEN and PARKING to the north, with further garden to the east opening into the adjoining PADDOCK (which forms part of a much larger field - further land could be purchased by separate negotiation if desired). The area of garden / paddock included within the asking price is estimated to extend to ALMOST 1 ACRE and runs alongside a pretty country stream.
SERVICES Mains water is available in the garden. Mains electricity is very close by. Drainage to be by septic tank in conjunction with The Longbarn.
