Knowle guidebook

Located in the south of Bristol, Knowle has a good property range including some sought-after period homes…

As far as the housing market is concerned, this part of South Bristol is an area of complete contrasts, and that is very much reflected in the different property prices you will find in the estate agents' windows.

Knowle itself is full of terraced, semi-detached and detached bay-fronted period homes, some of the finest being found on or just off the main Wells Road.

In the Upper Knowle area, the narrow stone-fronted houses are much sought-after, as are the Victorian and Edwardian homes in the Kensington Park district, which drops from the Wells Road down to the A4 between Arnos Vale and Brislington.

Knowle is very popular with professionals who have been attracted by the large solidly built properties with gardens and the easy travelling distance to the city centre.

Period homes in the streets off Talbot Road are especially popular, but house prices in this part tend to be above the Bristol house price average.

There are, for instance, four- and five-bedroom Victorian homes loaded with original features and with large gardens that sell for similar prices to equivalent properties in desirable Cotham and Redland.

Similarly, prices are also well above the Bristol average in the area bordered by the Wells Road and Redcatch Road, particularly for the terraced Victorian-style villas, especially those that have retained their external period decorative features.

Surrounding Areas

1. Knowle West

Neighbouring Knowle West, on the other hand, is a large development of mainly terraced, red-brick homes that began its life in the 1920s and '30s.

Despite generally being perceived as a local authority housing estate, almost half the properties in Knowle West are privately owned.

Most are family homes but, thanks to lower than average prices, the area is also attracting young couples wanting to take a first step onto the property ladder and, of course, buy-to-let investors.

2. Filwood

In Filwood, over half the housing is in the social rented sector and privately owned properties here are well below Bristol average prices, even those that have been refurbished to a high specification.

You can, therefore, find real bargains, which hasn't escaped the notice of the shrewd property investors looking for properties to rent out.

Three-bedroom semi-detached or terraced houses, for instance, sell for less than the price of a similar sized property in neighbouring Knowle, Whitchurch or Bishopsworth.
