... The size of the properties are good as they are mostly 1970's purpose built, so very solid and the area is still very green and leafy. To buy a property in Bromley where I am from the same size would cost £195,000 by the looks of the market and mine has a garage which is great for storage and cheap car insurance!

Good schools nearby, but the transport is not great (no train station), however the tram is 5 mins away and the buses are easy to get too. All in all I would recommend Forestdale to anyone living in Bromley or Croydon who is struggling to get on the property ladder. It's affordable and it has a sense of community which is important! Not only that, a good sized one bedroom flat averages £135,000 which is in the reaches of a lone first time buyer!

Once Croydon Council introduce the parking permits everywhere as planned, the prices are set to boom - so get in there now!

Word On The Street: Selsdon

... I live on Littleheath Road and the area is calm and quiet. There is not much traffic on my road and it is easy to get around.

The High Street is improving but at the same time getting worse. There are good local businesses opening up, but at the same time fast food restaurants and tiny food stores.

There needs to be a few more amenities as we need to travel to Purley, Norwood or Thornton Heath for the local pools, and the nearest cinema is down in Central Croydon.

I moved here when I was 7 from South Croydon (to Selsdon Vale). Selsdon Vale is very peaceful and all the roads are named after types of Birds (Curlew, Sandpiper, Goldfinch etc). We have the best of both worlds, if you turn right out of Sandpiper you can go into cosmopolitan Croydon and if you turn left you can be in the country within minutes. We also have a very large nature reserve (Bird Sanctuary).

They are in the middle of building a new Sainsburys in Selsdon, which will include a large community centre and library. The future looks brilliant for Selsdon. All in all I think it is one of the best places to live in Croydon as you can feel as near or as far away as you like for all the hustle and bustle.

...about 3 miles from the centre.
It has a reasonable size High Street (Woolworths, banks,
pub, bookmakers, newsagents, kebabs, all the usual suspects).
Selsdon has plenty of green areas in a couple of parks, local woods
& a bird sanctuary. The general area is well-kept and in my opinion
has a high standard of living. It is a busy town in the day and quiet at night.
Probably its greatest assest is its location. Selsdon is only a stone's
throw from the city life of Croydon & London but is also just as
close to the countryside. You get the best of both worlds without having
too much of each.
Its only downside is it has no train station, although public transport
to East Croydon is good.

Selsdon left in 1959 at the age of 17.

I now live in Canberra Australia (17 yrs) and am amazed at the price of the property.

My Brother still lives in Farley Rd.
