Highly sought after area…

…Mainly due to its reputation as a safe middle-class haven and good local state junior school.

The local association is highly active and ensures new development is strictly monitored. Also has a highly sought after conservation area.

Good homes are rarely sold in Hatch End and this limited supply seems set to continue limiting affordability to high income households only.

Reasonably good links to Central London via Pinner tube (Metropolitan line) and Hatch End station (to Euston) ...

... Highly regarded state primary school. A new Tesco store and the ever popular restaurants along the High Street mean that parking can be problematic on busy evenings. High property prices generally limits affordability of the area to working families and professionals.

Safe, green and very middle class

... With an abundance of restaurants and high end furniture stores this area really personifies middle England suburbia. Traffic congestion is becoming a growing issue, caused by the demand for shopping on the small High Street and the higher density housing from new build flats and other conversions.

... for a variety of shopping Centres in Watford or Harrow and has various major brand supermarkets near by.

Schooling, both private and public is easily to reach, with a train station within walking distance to most homes in the area. Fine dining and a few local parks makes it a safe and enjoyable place to live.

Ask any local, and they would be hesitant to move out of the area.

Hatch End has always been a hidden jewel and a thought of as second best to Pinner...

We all know that Pinner has a busier town centre with an undergound station, but Hatch End has more upmarket shopping facilities and is renowned for its fine restaurants.

Add to this the superb reputation that Grimsdyke School has, as well as the sought after tree-lined residential roads with property values ranging from £155,000 to £2 million, and you can now see the appeal as to why people are moving to Hatch End.

Hatch End has blossomed into a highly desirable place to live...

The high street has been taken over by interior design shops and high class restaurants, which at times make parking challenging.

By 11pm it's all over. The restaurants have emptied and life returns to its suburban roots. The main line railway and a large Safeway supermarket help give Hatch End a practical edge. M1 access is convenient and Watford about 10 minutes away has superstores galore. House prices are up with the surrounding areas and Hatch End has become a very trendy place to live.

We've lived in Hatch End for two years now and its only shortfall is that it has no tube link...

...probably the reason for (only slightly) lower prices than in characterful Pinner. There is a good mainline service to Euston though and Pinner is a short drive away if you can afford the daily parking fares. I wouldn't want to rely on the local bus service to get somewhere on time. Access to central London is good, and M1, A41, M40, M25 are an easy drive away.

Through traffic gets bad at peak times so it's best to live off the High Street. The High Street has everything you need, including a multitude of good restaurants. I suppose the shopping/entertainment centre would be Harrow, although Watford, Uxbridge and Brent Cross offer good alternatives.

There is a definite feeling of suburban wealth and security about the area yet also a variety of accommodation options. My only complaint would be the lack of a good local pub.

A very attractive suburban area...

There's a very good selection of local restaurants in the High Street. It seems that nowdays you can judge a good prosperous area by the quantity and the quality of restaurants in its vicinity. By this criteria, Hatch End is doing very well!!!
