I have lived in Beckenham 10 years now and commute daily in to London.
I have lived in Beckenham 10 years now and commute daily in to London. My job takes me all over London so the easy access from Beckenham Junction and Clock House to London Victoria, London Bridge, Charring Cross, Waterloo and Canary Wharf makes my travels mainly stress free (recently though travel from Clock House is standing room only but with frequent trains during rush hour from Victoria has improved crowding). Stilll a community feel but shame so many shops are closing down and the branded coffee shops have moved in! At least McDonalds isn't here yet! 30 mins drive the other way and the beautiful country side of Kent is waiting to be discovered. Could do with a really good French restaurant and a trendy Indian Restaurant also please. Liz

For the same price as renting a one bed flat in East Dulwich I now own a very modern 2 bed cottage ...
... It is a leisurely 2 mins from Clockhouse station (25mins to Cannon Street, Charing Cross) 1 min from a tram (Wimbledon, Croydon) and 4 minutes from Kent House (20 mins Victoria). You have Beckenham High Street 5 mins walk away, with its cinema, great shops, restaurants, bars and stunning parks. And if, like my wife, larger shopping centres and department stores are your thing, then Bromley is 10 mins away.
I spent 18 months looking at property covering Dulwich, Honor Oak, Forest Hill, Crystal Palace and even Bellenden Village (which technically isn't a village, more a street in Peckham with fancy street lighting) and I have to say this area beats them all hands down. If you want value for money, solid, safe commuting links and a local area which is already well served for shopping and entertainment, but seems to get better on a weekly basis, then you could do a lot worse.
Don't take my word, just look at the way the developers are falling over themselves to build in the area. I just wish they would hurry up and start on redeveloping the Clockhouse pub, which I understand has had plans approved for more commuter belt apartments.
What happened to East Dulwich could well happen here. Outstanding value for money right now and the area seems to be getting better and better. Although I sound like an estate agent, I'm not, just excited to be here and over the moon with what has proved to be a great move.

Beckenham is a very pleasant commuter town...
...an island within the sea of south London . It's very close to London and has all amenities within walking distance. One drawback is that it takes 30 minutes just to get to the M25 so while there are green spaces close by any real escapism from the masses is a headache.

Beckenham is a well kept secret...
... you can buy a house for under 250k and yet you are only 20 mins away from Victoria and 25 mins from Charing Cross by train!
With some seriously fab restaurants - Thai, Spanish, Japanese, Italian, French etc, and cool bars, deli's and coffee houses, excellent schools and plenty of green open spaces, plus brilliant transport links.
I lived here for 10 years before moving to Hackney, biggest mistake of my life! I'm back now and breathng a sigh of relief at the low crime rates (which equals low insurance rates!) and really nice neighbours for whom nothing is too much trouble. Do yourself a favour, check it out!

Beckenham is definitely one of South East London's best kept secrets ...
... Fab restaurants, bars and coffee shops; good schools and excellent transport links in to town (Victoria in 20 mins) and you can still buy a decent house for 250k. Shhh, don't tell everybody.

Beckenham is undoubtedly one of the nicest areas situated on the outskirts of London ...
... Transport links into London are only 25 mins away from Charing Cross.
Recently, Beckenham has been developing its share of trendy bars and coffee shops, which as anyone in the property industry knows is a good sign of affluence-and increasing property prices!
Kelsey Park is just one of a wide variety of beautiful parks in and around Beckenham, and I would definitely recommend living in Beckenham.

I lived in Beckenham for about 25 years...
Apart from great links to Croydon on the tram, links to London Victoria/Charing Cross/Cannon Street are also within walking distance of most parts. Beckenham is close to rural areas as well as the city, so it is great for getting away from the hustle and bustle.

I feel Beckenham provides the best of everything...
It's in easy reach of Victoria (20 minutes by train) yet Beckenham itself has its own independent, community feel with shops catering for most needs. Some of the parks are gorgeous too. I bought my flat here a year ago and would be reluctant to uproot.

I have lived in Beckenham for over 35 years before...
...moving to Essex for over 15 years. I am now moving back to Bellingham (near Beckenham) as I can't afford what I want in Beckenham yet. All I can say is YIPEEEEE! I love Beckenham, especially the parks, the Leisure Centre, the convienience of all the railway stations and buses and of course travel to London (commuters' paradise!). Can't wait to move back.

Beckenham is the easiest place I have ever lived in...
I have lived here for 2½ years and have found every moment fun and affordable.
It has a good selection of shops, restaurants, supermarkets and of course pubs.
It has very good transport links with easy access to Victoria and Blackfriars. We also have the Tram.
By car, Bromley, Croydon and Crystal Palace are a 5 minute trip away.
I would recommend it to anyone.

Beckenham is great for transport...
...Clock House Station is only 12 mins from Lewisham...& the Isle of Dogs(Canary Wharf) only a further 15-20 minutes via DLR - & unlike certain other routes rarely has a problem running!
As the Dogs is in Zone 2....a travel card is only £4.60 odd..so a lot cheaper than travelling through the centre...move here! It's also great for travelling to Victoria, London Bridge & also has the famous tramlink to Croydon & so on.

Beckenham is great place to live...
I have been there for 3 years and look forward to spending many more delightful years. Its a very good residential area with lots to offer from good schools, new leisure centre and many good restaurants offering a variety of cuisines. It also has an active music scene where concerts take place on a regular basis.
I have even overheard passengers on the commuter train back from London discussing how much they loved going back home to such a special place.

I am Italian and have lived in Beckenham for almost 20 years...
I never regretted the choice; it's a safe place.
The great variety of lovely little cafes, great restaurants, parks, good schools, nightlife, small specialist shops, a vast range of supermarkets and most of all very friendly people make Beckenham the perfect place to live.
Access to the "big city" is easy but at the same time the countryside is also down the road.
If I end up living in England for the rest of my life I wouldn't swap Beckenham for anywhere else.

Beckenham is a hugely underrated and (thankfully) under-valued little town with a vast selection of restaurants, pubs and leisure facilities...
It has no significant yob-problem and is a delightful place to return to after a hard day in London.
I have found it and I am staying!!

Beckenham is a small town in South East London/Kent....
Easy access into London's Victoria which takes 15-23 minutes from Beckenham Junction and New Beckenham Station. Beckenham has a few parks, tree lined avenues and a wide variety of restaurants and bars.
Food shopping is very good in the area as it has 4 main supermarkets including Marks & Spencers. Has become trendier in the last few years and more expensive to live with more young professionals coming to the area to live.
