Word On The Street: Brook Green

... Nice architecture, good restaurants and bars, big supermarket nearby, great transport links. All that you could wish for in a London neighbourhood. The new council has also made a good start in cleaning up graffiti, the only real blight on the area.

I'm not on the outskirts either, the nice part of Holland Park. It's just great! Personalities and celebrities galore.

It's wonderfully quiet - you really wouldn't know you are so close to that six-lane monstrosity three blocks south.

There is a village feeling in the block marked off by Hammersmith Road, North End Road, Talgarth Road, and Edith Road (Edith Village anyone?) that I will miss now that I am moving out. We were lucky to make a fair amount on our sale, as this area is tricky to describe and sounds like it is in the middle of nowhere.

In fact, it is two minutes' walk from Baron's Court tube (District and Piccadilly, and the most awesome butcher in London - HG Walters). It is also ten-fifteen minutes' walk to Holland Park and High Street Ken, and has two enormous supermarkets within five minutes drive.

You will never be disappointed buying here. It is safe, quiet, amazingly accessible and still under-explored. It doesn't suffer the traffic of Baron's Court proper (loads of parking space!), and sits in the middle of a transport hub: tube, bus, overland train, quick access to M3, M4 and M40.

If you pick a half-decent flat, you will probably have a wonderful time and make a decent profit when you move on.

I love the atmosphere where you come out of Barons court tube and are greeted by friendly local shop, the friendly local evening standard seller, the little chemists with everything and THE best butchers in London, HG Walters.

I have always loved the fact that there are quiet pubs around the area and even the teeny Barons court theatre.

My only gripe is the rising amount of traffic.
I live in Comeragh Road and once a year it used to become mayhem as the Queens club set up the tennis and hosted the Stella Artois championships making all of Palliser road and Comeragh one way.
This has now been made permanent by an over zealous local authority, and perhaps a line up by a money grabbing Ken to get us into the congestion charge before you know it. If it is like this now what will happens when this zone is extended, it will be chaos!!

There are permanent tailbacks even on the weekends and friends etc avoid coming to see me at home by car. Even taxis moan about entering the area despite the gift of extra money sitting in traffic. These past few weeks have also brought the advancement of a raised 'speed calming area'(what speed? does 2mph count as speed?) at the end of Palliser road and by barons court tube station, only achieving even slower moving traffic.

I now get woken up in the early hours by peoples car stereos at full volume, people yelling at each other in road rage and the general noise of cars struggling at biting point to move in slow traffic jams.
This cannot be healthy for anybody, if I don't die early from pollution from all the cars it will be from the stresses of trying to leave my house and nearly getting run over by a driver trying to move and at boiling point!!

Does anyone else feel like this?

I don't need a car, whether it's the doctors or a Chinese take away...everything you could want is on your doorstep!

Expensive though... and Holland road is very busy... not cool for young kids/pets.

...and have fallen in love with this place. It is very conveniently located. If you want you can survive without a car because of the excellent connections and everything available locally itself.

...and find it fantastically convenient, particularly with the new West 12 Centre. I can pop in for a coffee at Books.etc till 10 at night, a supermarket and gym on the doorstep, the Central line a minute away and all the ethnic restaurants and food shops along Goldhawk and Uxbridge Roads nearby.

High Street Ken is a 10 minute walk away and the city centre is so accessible thanks to the Piccadilly Line at Barons Court and the District Line at West Ken. The new Gastro Pub on North End Road - the Cumberland Arms - is a major boost and a sign of things to come.

Since we moved here four years ago many houses have been refurbished.
You don´t need a car as there are numerous tube stations within walking distance: Kensington Olympia, Barons Court, West Kensington & Hammersmith on the District/Piccadilly Line and Shepherd´s Bush, Central Line as well as Buses taking you to High Street Kensington, the Royal Albert Hall and even right into Central London (Piccadilly or Oxford Street).

In the Brook Green area you find lovely pubs and a few nice little shops. There are two Tesco supermarkets including a 24-hour one and High Street Ken with M&S, Safeway, Boots, WH Smith is only a 20 minute walk away or take the bus or tube.

W14 is still not quite like the more expensive W8 but I think it may well become very much like it in the future. Unfortunately this means also that we can no longer afford W14 if we want a bigger place. Having said that, the price of our flat has doubled within four years.

It's a good area for singles or couples looking for one or two-bedroom flats. You can also find something to rent. There are also great family houses for those who are able to pay around £800,000 to around a million and more - if we could, we´d definetly stay in this area!

Positive points:
You are central and are within walking distance to Kensington High St, Hammersmith, Shepherds Bush, Notting Hill Gate and North End Road. You are basically right by "Holland Park" one of the most beautiful parks in London, and a walk from "Hyde Park - Kensington Gardens".

Shopping is perfect! There is everything - you are a walk from Portobello market, Shepherds Bush market and North End Road market. You have the better shopping and fashion in Kensington High Street, and a choice of many large supermarkets.

I like this area, as you can basically walk anywhere and feel like you are in a totally different place. Brook Green is also a fabulous little area that is growing fast, with lots of trendy little pubs and resturants in this hidden little community.

Negative points:
Traffic - it seems being at such an intersection means you have traffic. Holland Road is partiulcary bad, and the traffic on Kensington High St is becoming more and more congested.

Hotels -W14 seems to be scattered with B&B's , hostels and little hotels. The class of these small buisnesses seems to have improved a lot in the last 10 years, but there is still the odd few that seem to be noisy, unsafe and eyesores - though many have made inprovements and I do hope will continue to. This means you have travellers and students - mostly nice Spanish and Italian young people.

W14 is a bit of a mish - mash. But an interesting and I feel safe place to live in - that grows on you.

The area has suffered in comparison with Fulham and Kensington/Earls Court because of the relative large number of local/ex-local authority properties and the rather busy A4.

However the vast bulk of the property is good Victorian terraces and mansion blocks. They are steadily being renovated. Bars are opening and hopefully the area will retain some of its uniqueness. North End Road market is one of the best and least pretentious in London.

Finally the transport links are excellent. All in all, a good investment.

The first time I arrived in West Kensington I thought it was one of the worst areas I had seen, but I soon changed my mind. The area is so close to everywhere - High Street Kensington, 10 mins walk, Earls Court, 10 mins walk, Kings Road and Fulham Road is also within walking distance and the best of all, Kensington Gardens and Hyde park, lovely and green for walks and picnics.

If you are not one for walking the transport is very good with tubes from West Kensington and Barons Court, buses is also very frequent. There is a fantastic market every day on North End Road with fruit and vegetables. In the 3 years I have lived here I have never had any problems. I have walked home alone at night, 02.00, and I feel safe.

I would love to buy a flat somewhere in this area, but it is difficult with the prices at the moment.

These streets are very peaceful and leafy. There are many top schools in the area with excellent academic achievement.

Masbro Carnival takes place every year in August on Masbro Road.
