Word On The Street: Eltham

... Why?  The upside:
Quite simply it offers astounding value for money if you like Victorian/Edwardian houses (The Corbett Estate).  Eltham has excellent transport connections to The City and West End as well as Kent and the wider world.  I have a dog and he and I agree that there are some of the nicest parks and woodland we have come across in London - and we used to be in Blackheath. Then there's the palace and the views over London from Eltham Park North. The High St. is getting a new lease of life too. 

The downside:
We need a better selection of restaurants, so commercial scouts look out. Also, London Borough of Greenwich Council need get the streets as clean as our neighbour London Borough of Lewisham.

Word On The Street: SE9 - New Eltham

Surrounded by parks and with lots of sporting activities. Excellent for the commuter, only 15 minutes from Waterloo on the fast train and good links to Lewisham for the DLR, London Bridge, Waterloo and Charing Cross.

The locals are friendly and there's a nice community feeling. Good amenities and great takeaways especially the Chinese! Good selection of property in nice residential streets especially for couples, with many two-bed houses set back from the main roads.

New Eltham is just situated off the A20 for easy access to outer London and M25. It's also near to the A2 and only 10 - 15 minutes drive from Bluewater shopping centre. Greenwich and Blackheath are also only a short drive away. Excellent transport links to Eltham and Sidcup too where the main supermarkets are, and there's always the Co-op for essential items.

New Eltham is an all round great place to live.

...a great community spirit, loads of history and near to Blackheath and Greenwich. Once discovered the prices will shoot up as Eltham has lots of wonderful architecture. More restaurants are planned in the area. A great place to live.

Whilst the lack of restaurants and pubs compared to West London was initially disturbing there is actually a load of little "finds" tucked away that you get to know from your neighbours. That sums Eltham up in terms of vibe perfectly. There is a definite community feel to the area and it is becoming increasingly popular with late-20/early-30-somethings who can't be bothered with the inner-London nonsense.

A good place to get bargains and an area ripe for the shaping.

...right by the South Circular, walking distance to Eltham Station (25 mins to Cannon Street and Charing Cross via Lewisham and London Bridge - tolerably reliable service).
The estate was built in the early 1900s to house munitions workers at the Woolwich Arsenal. Houses typically terraced, two or three bedrooms. Front and back gardens. Refreshing variety of designs - not serried ranks of Wimpeyism. Affordable and surprisingly quiet.
Downside: dearth of local pubs (built for munitions workers, remember...)
