…Very reasonable prices and you can get quite a bit for your money without moving too far out.

Lee station is zone 3 so transport expenses are not too bad either. Bear in mind Grove Park is zone 4 so if you're in between stations like me then use lee station. Saves you money on monthly and annual tickets. The neighbourhood seems pleasant. I will update in a few months.

Word On The Street: Lee

It's a safe and reasonably quiet area, really close to Blackheath, which is great. On the down side, it is also close to Lewisham. But overall I am very glad I moved here.

... The area has superb transport links, with trains to London bridge, Charing X and Cannon Street all taking less than 20mins. Access to the South Circular and M20 are also close at hand.

There are plenty of bars and restaurants to be found a short stroll away in Blackheath and there is a large supermarket on Burnt Ash Road.

Best of all Lee has plenty of property bargains still to be had!

... The SE12 area has mainly 1930's houses which are well kept with most having quite large front gardens. The train service from Lee to Charing Cross is good and the Crown is a nice local pub in the summer.

Lee has two excellent primary schools and feels like a safe place. Manor Park Gardens is a great family park in the middle of a very pleasant conservation area. Three cheers for Lee!

I have lived in Lee for 8 years and I have had a nice time and peaceful neighbourhood, not scared of walking home at night, it's very central to stations and shops, easy access to buses.

Express public transport to central London - easy access to DLR Lewisham and Docklands - frequent buses in Eltham Road [a new bus lane going in now]. Fast connection by car to the UK Motorway network A20 M25 South Circ. etc. The pretty village of Eynesford with its trad pubs and river is only 40mins away by car - the very heart of Kent.

Local shops are in abudance esp. Burnt Ash Road [near Lee Station] - also Sainsbury's supermarket at Lee Green. The private housing in SE12 is of a high standard, much of it built in the immediate prewar years 1935-1937 - semis and detached [Scotdale types including a few Mock Tudors]. Older housing stock, Georgian, Victorian and Edwardian are also available to rent or buy in SE12.

Most of the SE12 area is above the flood plains of the local rivers. Days out on foot are within easy reach - Blackheath Village, Blackheath and on, over the top and down into Greenwich [Royal] Park passing the statue of King George IIIs most famous general, Wolffe and on down the steep slope passing along the Greenwich meridian [today tomorrow etc] and into Greenwich.

If you cannot manage the slog back [3.5 miles] there's always the DLR from Cutty Sark to Lewisham and then a bus back to Lee. The SE12 tribe have accesss to some of the South East's finest restaurants - Chinese, Indian, Greek [Troy Taverna Lee Road], Italian - most are clustered in and around Blackheath Village.

The finest seafood restaurant in the South East is the Villa Mora in Lee Road [Lee Green]. It is run by Portugese folk [our oldest allies] who specialise in seafood dishes. The portions are vast, so ignore the bread.

SE12 has an abundance of trees - the Eltham Road from Lee Green is a tree lined straight run of fabulous vision, esp. in high summer - "this green and pleasant land". The front gardens of the houses of SE12 are an abundance of hard work and eyefuls of pure pleasure. There are allotments and sports clubs and lots and lots of open spaces. I have lived in SE12 since c1989. I am a veteran.

I bought my one bedroom flat 6 months ago not knowing if I would be happy here.
It is very convenient as it is easy to get to the City, the West End or Croydon.
The people are very "respectable" and you don't feel intimidated coming home late at night.
You have a huge Sainsburys and good shops around as well as an art gallery and a lovely gift shop
You also have a few very good restaurants and can enjoy Blackheath as it is on your doorstep. Bromley is also brilliant with great shops and department stores.

There's a good community spirit - I know all of my neighbours and masses of people in my street.

There are some lovely Victorian and Edwardian houses that would cost 3 times as much in West London.

Eating out is great -Blackheath has many good restaurants and closer to Lee at Lee Green I'd recommend the Greek Taverna, Ratchada Thai (my favourite - and definitely the best Thai food I've eaten outside of Thailand!) and Villa Moura (Portuguese fish restauarant).

In this row of shops there's a great florist too - Fleurs de Lee.

Blackheath is great for beauty and alternative therapy treatments and many excellent hair salons. It also has a Conservatoire that runs an extensive arts and music programme (I go to a brilliant watercolour painting class there) and next door Blackheath Halls provides a varied selection of entertainment, music, plays etc.
Come and visit you might be surprised at this oasis in S-E London.

My reason for staying so long? Easy access to City and West End...also DLR at Lewisham. Days out by car in summer are a dream with quick and easy access to the motorway network. From Lee, you're in the Kent countryside within minutes by car...Sunday lunch at a village pub in Kent..yum, and then on down to one of the big houses, Chartwell or Squerrys - never boring. I want to move, but not too far.

...and I was a first time buyer at the time. I really love the area, it is local to everything and I have made quite a lot of friends and good neighbours in the area. The problem is I now want to buy a three bedroom house in the area but the prices for properties are very high and I really do not want to leave the area.

There are 3 supermarkets in Lee Green which is very convenient, and the train station is also very near by.

There is a park, local shops, petrol station, cab office, video shop etc all within easy reach.

There are a number of pubs and restaurants in the Lee Green area as well
as some more arty shops which have opened up, including Stark which will do
commissioned pieces. Considering the price of property in Blackheath, for its
proximity Lee is certainly worth a look.

Travelling time into London Bridge is around 10 minutes and all local stations provide services to Cannon Street and Charing Cross. If you are on the West Side of Lee Green where I am, you are only 10 minutes from Blackheath Station and a maximum of 15 minutes from either Lee or Hither Green stations.

Basically you can enjoy the benefits of living close to Blackheath and Greenwich without paying exhorbitant prices. Flats close to Blackheath in SE12/SE13 are about the 140k mark for a good Victorian/ Edwardian 2 bed conversion whereas you can double it for SE3.
