I brought a house near Brockley station just over two years ago.
In that time numerous restaurants/deli's/cafes have opened - we are soon to even have a new gallery!
If you buy near the station, you will definitely benefit from the East London line even if you buy outside the conservation area.

There is a real buzz about Brockley now, new places are opening up all the time (two delis in the past month!)...
...Unlike other areas house/flats haven't been affected, but it remains affordable compared to other more established areas in south east London such as Greenwich and Dulwich.

I have just bought a place in Brockley ...
... It is very obvious how much regeneration is going on, particularly near the station. The local action group are fantastic and do a lot for the area. With the building of new apartments, shops and of course, the extension of the East London line; I can't wait to see it develop over the next few years!

It's an improving area…
...me and my partner have lived here for three years and are now seeing gastro pubs/eateries cropping up and it's nice having a regular Farmer's market in Telegraph Hill as well as Hilly Fields. Brockley doesn't have the gritty edge (thankfully) of other South East London areas. It remains relatively affordable for now.
